How is my monthly rent determined and paid?

Your monthly rent is established in the lease and paid according to an agreed schedule throughout the lease term. Because Vera Casa leases the property directly, your rent is not calculated as a percentage of bookings or occupancy.

Who pays for renovations and furnishings?

Vera Casa typically funds the approved renovations, furnishings, and staging required to prepare the home for guests. The improvement plan, approval process, and ownership of furnishings or installed improvements are documented in the lease.

What condition will my property be in when it is returned?

We document the property’s condition before taking possession and maintain it throughout the lease term. At the end of the lease, the home is returned in accordance with the condition and restoration requirements established in the lease, subject to ordinary wear and tear.

Are there management fees or revenue deductions?

Vera Casa is your tenant, not a percentage-based property manager. You receive the rent stated in the lease without management fees or deductions based on booking performance. Any owner obligations, permitted offsets, or other charges will be clearly identified in the lease.

What types of properties do you consider?

We consider distinctive homes and apartments in desirable locations with strong short-term rental demand. We evaluate each property based on its location, design potential, local regulations, operating economics, and suitability for the Vera Casa guest experience.

How long are your leases?

Our leases are generally structured for three to five years, with renewal options where appropriate. The final term depends on the property, planned improvements, local market, and agreement with the owner.

Who handles utilities, maintenance, and repairs?

Vera Casa manages routine guest-related operations, cleaning, and day-to-day property care. Responsibility for utilities, routine maintenance, major systems, structural repairs, and capital improvements is clearly allocated in the lease.

How is my property protected?

We use professional cleaning, routine inspections, guest screening, house rules, and property-care procedures designed to protect each home. Insurance requirements, security deposits, damage responsibility, and maintenance obligations are documented in the lease.

Can Vera Casa make changes to my property?

Renovations and material alterations are completed only in accordance with the improvement plan and approval rights established in the lease. Cosmetic furnishing and staging decisions may be handled by Vera Casa within those agreed parameters.

Who is responsible for permits and short-term rental compliance?

Before launching a property, we review applicable zoning, licensing, HOA, insurance, and short-term rental requirements. The lease identifies which party is responsible for obtaining and maintaining each required approval.

Can I inspect my property during the lease?

Yes. Owners may inspect the property with reasonable notice, subject to guest privacy, applicable law, and the access provisions contained in the lease.

What happens if the lease ends early?

Early termination rights, notice periods, defaults, restoration obligations, and the treatment of furnishings and improvements are established in the lease.

What happens after I submit my property?
